About the co-operative
What is Abby Road Housing Co-operative?
Abby Road is a member-owned, non-profit housing co-operative located in Edmonton’s Garneau neighbourhood. We provide affordable, accessible housing for people of all abilities — where able-bodied and physically disabled residents live side by side, sharing responsibility for the care and governance of the community.
What’s the difference between a co-op and regular rental housing?
In a co-op, you’re not a tenant renting from a landlord — you’re a member and co-owner of the community. Members buy a refundable $1,000 share, have a vote in all major decisions, and volunteer time or skills to help manage and maintain the property. Monthly housing charges are set to cover operating costs only, not to generate profit.
Who can live at Abby Road?
Anyone 18 or older who values cooperation, inclusion, and independent living can apply for membership. We welcome single adults, couples, and families of all abilities. Members must be able to live independently or direct their own care if accessing the Support Services Program.
Is Abby Road social or public housing?
No. Abby Road is not social, public, or emergency housing. We are an independent, privately governed co-operative that makes all decisions democratically, one member vote at a time. Some members may receive federal rental assistance (subsidy), but everyone contributes equally to the community.
How many homes are there?
We have 49 homes in total:
23 adapted units with accessibility features (wide doorways, roll-in showers, lowered counters)
26 standard units for members who do not require adaptations
All homes are part of the same inclusive community.
Where is Abby Road located?
We’re located on Whyte Avenue in Edmonton’s Garneau neighbourhood — close to shops, cafés, schools, transit, the University of Alberta, and the river valley. It’s ideal for members who enjoy an active, urban lifestyle and easy access to public transportation.
Membership & application
How do I apply for membership?

Complete a Membership Application Form and include:
Two references (one must be a previous landlord)
Financial information for a credit check
$35 non-refundable application fee (cash or certified cheque)
Submit your completed package by mail or in person.
If shortlisted, you’ll be invited for an in-person interview and asked to bring a current criminal record check.
The Board of Directors makes the final decision on all memberships.
Is there a waiting list?
Yes. Approved applicants are placed on a waiting list, which typically ranges from six months to two years, depending on availability and co-op needs. Applicants can renew or extend their wait-list status every six months.
What are the monthly housing charges?
Effective March 1 2025 – Feb 28 2026:
1 Bedroom (Small) — $1,223
2 Bedroom (Small) — $1,348
2 Bedroom (Large) — $1,480
3 Bedroom (Large) — $1,595
Parking — $60 / month • Storage — $20 / month
Includes heat and water; electricity, internet, and phone not included.

Is there a subsidy or rental assistance program?
Yes. About 39% of our homes are subsidized through federal programs (FCHI-2 / CMHC).
Subsidized housing charges are rent-geared-to-income (30 % of total household income).
Currently, no subsidies are available, but eligible applicants can join the waiting list.

Support services
What is Abby Road Support Services?
Abby Road Support Services (ARSS) is a 24-hour, self-directed support program available exclusively to members of the co-op who have physical disabilities and need help with daily living. It’s operated within the co-op under contract with Alberta Health Services (AHS).
What kind of assistance is provided?
Support Services can include:
Personal care (bathing, dressing, toileting)
Homemaking (cleaning, laundry, meal prep)
Lifts and transfers
Exercise and range-of-motion support
Overnight assistance
Note: Intensive medical or palliative care is not provided.
Who qualifies for the Support Services Program?
Only current members of Abby Road Housing Co-operative who:
Live on site, and
Are able to direct their own care (self-directed model)
Eligibility and service planning are determined through an assessment with the program coordinator.
Is the Support Services Program part of an assisted-living facility?
No. Abby Road is not an assisted-living or medical facility. We are an independent housing co-op that offers support services on site to help members with disabilities maintain autonomy and live safely in their own homes.
Is Support Services open to people outside the co-op?
No. The program is available only to Abby Road members. However, our model has inspired partnerships and collaboration with other organizations, including Creekside and ArtSpace.
Financial & administrative questions
What utilities are included in housing charges?
Heat and water are included. Members are responsible for their own electricity, phone, internet, and cable services. Parking and storage lockers can be rented monthly.
Is the $1,000 membership share refundable?
Yes. The share is refunded when you leave the co-op, provided your account is in good standing and there are no outstanding obligations. No interest or capital gain is earned on this share.
Do members have voting rights?
Yes — every shareholding member has one vote. All major decisions, including budgets, policies, and elections to the Board of Directors, are made democratically at general meetings.
How is the co-op governed?
Abby Road operates under the Co-operatives Act of Alberta and is governed by its Bylaws and Policies. Members elect a Board of Directors to manage day-to-day operations and ensure transparency, compliance, and community well-being.

What’s the neighbourhood like?
Abby Road is located on Whyte Avenue in Garneau, a lively, walkable area full of restaurants, shops, cultural venues, and transit options. It’s ideal for people who enjoy city life but value a strong sense of community.
Is there parking?
Yes. Outdoor parking stalls are available to members for $60 per month, and storage lockers for $20 per month.
Are pets allowed?
Pets are permitted in accordance with co-op policies. Members must ensure their pets are well-behaved, not disruptive, and cared for responsibly. Please contact the Membership Committee for full details.

How often does the co-op hold meetings?
The co-op holds regular general meetings and an Annual General Meeting (AGM) each year. Members are encouraged to attend and participate — your voice helps shape the future of our community.
Can I volunteer without becoming a member?
Our volunteer opportunities are generally reserved for members, but community partners and students may occasionally assist with special projects. If you’re interested in collaboration, please contact us.
